There has been a trend renovating large industrial buildings into smaller leasable spaces to meet the needs of the marketplace. The Ives architecture Studio has worked for many years re-configuring tenant spaces at 17-01 Pollitt Drive in Fair Lawn as companies come and go and others expand and contract. This industrial building is now 100 % leased and has been divided into premium spaces for tenants such as: Kratos, Semperit, Kyodo & U.S. Technology. Each space requires its own loading docks, offices, utility spaces and code compliant exits. The leasing diagram below illustrates how the architect had to “get creative” to functionally divide such a large building that was at one time a single user occupancy. The property is owned by C.K.
